Property investment fund Leopard Capital has closed the disposal of an Amazon distribution hub in Hertfordshire to Legal & General (L&G).

The circa 22,000 sq ft hub is let to Amazon on a new lease of 10 years following a lease regear in April. The facility is used by Amazon Fresh as a last-mile warehouse.

L&G, which acquired the property for £5.25m, owns the neighbouring CityPark Estate.

The logistics-focused Leopard Capital is looking to redeploy proceeds from the sale into further acquisitions across the UK and Europe.

Knight Frank advised the vendor and Kimmre acted for the buyer.

Will Gubb, head of industrial capital markets at Knight Frank, said: “We are delighted to have advised Leopard Capital on this off-market disposal, having advised on the lease renewal earlier in the year. We continue to see strong demand for well-located industrial assets in core South East markets where there is continued rental growth forecast; this is a trend we expect to continue throughout 2026.”

Alex Fordyce, managing director at Leopard Capital, added: “This disposal reflects the value we’ve been able to create through active management. Securing a long-term regear with Amazon ahead of sale was central to that, and we’re pleased to have delivered a strong outcome for our investors. We continue to look for similar opportunities across the UK industrial market.”

In 2024, Leopard purchased the 1.25m sq ft Leeds Bradford airport depot for £25m from Broadland Properties, tipped by Green Street News. The estate spans more than 60 acres. It comprises a single building divided into 15 units ranging in size from 25,000 sq ft to 150,000 sq ft. Tenants include Jet2 and VLT Logistics, with the building generating a passing rent of more than £2.9m a year.

The fund announced that same year that it will expand into Continental Europe, specifically in Poland, revealed by Green Street News.

The company was founded by Fordyce in 2017.
